Understanding the Different RICS Home Surveys

For many people, purchasing a property is one of the largest financial commitments they will ever make. Whilst viewings can help you determine whether a property is right for you, they rarely reveal the full picture.

Issues such as roof defects, dampness, structural movement or poor alterations are often hidden from view and may only become apparent after completion.

This is where a RICS Home Survey can provide valuable peace of mind.

A survey helps buyers better understand a property's condition before they become legally committed to the purchase, allowing informed decisions to be made and reducing the risk of costly surprises later on.

Why Get a Survey Before Purchasing?

No property is perfect.

Even relatively modern homes can have maintenance issues, defects or areas that require further investigation.

A survey provides an independent assessment of the property's condition and highlights:

  • Significant defects

  • Areas requiring repair or maintenance

  • Potential future risks

  • Health and safety concerns

  • Matters that may require further investigation

In some cases, survey findings can also help buyers negotiate with sellers before contracts are exchanged.

Ultimately, a survey provides information, allowing you to proceed with greater confidence and a clearer understanding of what you are buying.

Understanding the Different RICS Home Surveys

The Royal Institution of Chartered Surveyors (RICS) currently offers three levels of home survey.

Each is designed to suit different property types and circumstances.

RICS Home Survey Level 1

The Level 1 Survey provides a basic overview of a property's overall condition.

The report highlights significant issues using a simple traffic-light rating system and identifies obvious defects requiring attention.

A Level 1 Survey may be suitable for:

  • Modern properties

  • Conventional construction

  • Homes appearing to be in reasonable condition

However, it does not provide detailed advice regarding repairs, maintenance or future issues.

For this reason, Level 1 Surveys are generally less commonly used and may not provide the depth of information many buyers are seeking.

RICS Home Survey Level 2

The Level 2 Survey is the most popular survey type and is generally considered suitable for most traditionally constructed residential properties.

The survey provides a more detailed assessment of the property's condition and highlights defects, maintenance requirements and areas requiring further investigation.

A Level 2 Survey is commonly recommended for:

  • Conventional houses

  • Flats and apartments

  • Modern homes

  • Properties built using traditional construction methods

The report helps buyers understand:

  • Defects requiring attention

  • Urgent repairs

  • Ongoing maintenance requirements

  • Potential risks affecting the property

For most home purchases, a Level 2 Survey provides an excellent balance between detail, practicality and cost.

RICS Home Survey Level 3

A Level 3 Building Survey is the most comprehensive inspection available within the RICS Home Survey range.

This survey provides a detailed assessment of the property's construction, condition and performance, along with more detailed commentary regarding defects and repair options.

A Level 3 Survey is often recommended for:

  • Older properties

  • Period homes

  • Listed buildings

  • Properties that have been significantly altered

  • Non-standard construction

  • Buildings requiring refurbishment or renovation

Because of the increased level of detail, Level 3 Surveys are generally reserved for properties where a more in-depth investigation is likely to be beneficial.

Which Survey Is Right for You?

The most appropriate survey depends on several factors, including:

  • Property age

  • Construction type

  • Overall condition

  • Planned renovation works

  • Buyer requirements

Whilst every property should be considered on its own merits, a Level 2 Survey is often the most appropriate option for the majority of residential property purchases.

It provides meaningful insight into the property's condition without the additional detail and cost that may only be necessary for more complex buildings.

Where a property is older, significantly altered or unusual in construction, a Level 3 Survey may be more appropriate.

A Modern Approach to Property Surveys

At Atom Surveyors, we believe surveys should be more than simply a written report.

Alongside our inspections, we utilise modern technology to provide additional insight and improve understanding.

Depending on the property and circumstances, this may include:

Aerial Drone Inspections

Drone technology allows us to safely inspect roofs, chimneys and other difficult-to-access areas whilst capturing detailed imagery.

Thermal Imaging

Where appropriate, thermal imaging can provide additional information regarding heat loss, moisture ingress and concealed defects.

Bespoke Video Explainers

Survey reports can sometimes contain unfamiliar terminology or technical findings.

Our bespoke video explainers help bring key findings to life, allowing clients to better understand important issues affecting a property.

We believe clearer communication leads to better-informed decisions.

Making an Informed Decision

A survey cannot remove every risk associated with purchasing a property. However, it provides one of the most valuable opportunities to understand a property's condition before becoming legally committed to the purchase.

Whether you're buying your first home, upsizing, downsizing or investing in property, obtaining the right survey can help you proceed with confidence and avoid unexpected surprises later on.
